Project Location on the Nam Ou river, north Laos:
Luang Prabang Province, Nong Khiau near the Nam Ou. Located about 2,5 hrs. north of Luang Prabang.
Nong Khiau is an upcoming tourist destination with growing visitor numbers in 2 digit percentages in the last 3 years.
The surrounding area of our location offers amazing potential for activity tourism and recreational visitors as well as cultural interested persons in search for real Lao culture and nature experiences. The location along the Nam Ou river is one of the main travel routes in northern Laos and is getting more and more visitors each year.
Though group travelers for example have only 1 choice in Nong Khiau at the moment, which is at the same time competition as well as a supportive aspect for this project.
The location of Nong Khiau itself is widely understood to be a top rated upcoming and more and more famous traveler point/destination. As it offers such a diversity of activities with only a few good facilities for overnight, it presents the right investment soil and right time! A real unique overnight possibility for travelers is still missing in the area and
would boost the tourism activities in the area through its pure existence. This is what we could provide and create!
Location characteristics:
The proposed land/property is located directly on the Nam Ou river with views over the river sceneries as well as mountain and forest areas. The view from the land is clear and considered extremely beautiful and tranquil. No man-made buildings or structures are visible from the land, it is pure nature.
The location is on the outskirt of town and has direct river access and even a beach in dry season. The location to the center of town/village is a few min. bike ride and in walking distance.
Another very important asset to the location is the location change of the local bus station, which will be located closer to the land than now.
The road to the land will be sealed as tarmac/blacktop road by beginning of 2010.
Water supplies will be implemented at the same time by government funds by early 2010.
The road from Luang Prabang was re-done in 2009 and saves another 30 min. driving time.
Our tour company Tiger Trail is willing to cooperate actively with the investor to achieve the above mentioned goals and support the investor with an existing market, existing branch office, existing tour products and infrastructure in and around Nong Khiau. Tiger Trail is also able to facilitate with English speaking staff already existing in the region.
Investor Ownership status:
The total amount of available land measures about 3500 sqm with about 70 meters river front access to the Nam Ou river with views over river, see video link for visualization.

The investor can only rent/lease the land on a long term base. This is a legal standard in Laos and will be arranged with full documentation and legal papers including support for the business license issued for the investor.
Investor is working exclusively with the cooperation partners (land owner, co-investors, Tiger Trail) and must lease the land for a certain time e.g. 20-30 years.
The created business value and fixed assets belong to the investors.
They are able to rent out the property to third parties.
The land ownership remains on a land lease base for the time of cooperation only or on extended contracts.
The land is owned by the family members of the land and can not be sold to foreign investors. (There might be a change in the Lao laws that foreign ownership will be permitted under certain circumstances)
All profits are owned by the investor and a share should be paid into the trust fund of the community project (e.g. children computer rooms, English classes, health care fund…) This is to maintain the social engagement and work which is essential in this project as it should be conducted as a social entrepreneurship. The investor can gain foreign investment license and therefore gain the normal advantages for investors in Laos. As the project is committed to development in rural areas, a tax deduction is likely. The foreign investment license will provide the investor and his associates with legal visas and work permission in Laos. (work permit to be renewed each year)
